BBC Homes Under The Hammer buyer snaps up 'bargain' home and makes six-figure profit

Homes Under The Hammer's Jacqui Joseph couldn't contain her enthusiasm as she strolled through Shepherds Bush in London to inspect a three-bedroom property.

In the early scenes of the rerun episode aired on BBC One on Tuesday, August 5 Jacqui, armed with her vast knowledge of real estate, informed viewers that she believed the period-style house was an absolute "bargain" at the auction price of £450,000.

The host remarked: "That guide price seems pretty good especially for this part of London," yet expressed concern over the discoveries within the home. Her initial "worry" was the absence of double-glazing on any windows, noting: "Not good and not good for your EPC rating." Her tour revealed more alarming issues, such as missing ceilings throughout the house. Jacqui exclaimed in astonishment: "What?" and then observed: "There's no ceiling there at all."

She then turned her attention to the damp walls, where the plaster had separated from the brickwork, saying: "You can see the walls bubbling there. I've got a feeling it could be due to the guttering," reports MyLondon.

As Jacqui continued her exploration, the situation deteriorated, and she found herself unable to unearth any redeeming features, candidly admitting to the audience: "The more I see, the worse it gets."

Viewers were introduced to eye surgeon Tamina, who purchased the property at auction for £697,000. Tamina admitted to Jacqui that she hadn't undertaken a renovation project in thirty years and was eager to dive into this one with her friend Humar by her side.

The duo understood they had a monumental task ahead, as the entire property required a comprehensive revamp. They also had to address a damp problem, and Tamina envisioned a loft and side extension - both of which would be expensive undertakings.

Tamina set aside a modest budget of £150,000 and anticipated the work would take six to nine months. However, when the programme checked back in with her later, the situation had taken a different turn.

After changing her team of builders four times, the project faced not only delays but significant cost overruns. Tamina revealed that she'd exceeded her budget by an additional £100,000, bringing her total investment to £947,000.

Despite the stress, setbacks, and time pressures, fortune smiled on Tamina. Property values in the area had surged since her initial investment.

After completing the renovation, an estate agent evaluated her home and informed her that if she decided to sell, she could make a staggering profit of £553,000 - music to her ears.

Despite a lucrative bid, she opted to retain the Shepherds Bush townhouse in her property collection and lease it out. An estate agent estimated she could rake in between £4,000 and £4,500 monthly, yet Tamina had the final chuckle, revealing she secured a better deal.

She disclosed: "I've managed to rent it out for £5,500 per month and I managed to rent it out before it even went to market."
